Mortgages

We will need to get some documents from you if you’re applying for a Mortgage with PTSB to help us meet our legal and regulatory obligations. 

 

Important information

These are the minimum requirements, and PTSB may seek further documentation.

Required Documents


Acceptable proof of identification
  • Current valid passport.
  • Current valid Irish, UK, or European driver’s license.
  • Irish Government Travel Document

The above documents must be current and up to date.

Acceptable proof of address

  • A utility bill dated within the last 6 months, such as:
    • Gas, electricity or broadband.
  • A bank, or building society statement issued within the last 6 months.
  • Your notification of Determination of Tax Credits for the current year.
  • Your original household/health or motor insurance documents (must be less than 12 months old).

Your proof of address must have your full name and address on it. The name must match the name on your ID. Initials are not accepted.

Some documents that we cannot accept: Mobile phone bills, receipts, invoices, motor tax correspondence and TV license.

Acceptable proof of PPSN 

A PPSN is the number used by Revenue Commissioners to identify tax payers in Ireland. We are required by law to collect and verify this information.

You may be asked to provide proof of PPSN with the following documents:

  • Most recent Employment Detail Summary (P60).
  • P45.
  • Statement of Liability (P21).
  • Payslip (where employer is identified by name or tax number).
  • Drug payment scheme card.
  • European health insurance card.
  • Tax Assessment.
  • Notice of Tax Credits.
  • Correspondence from the Department of Social Protection or the Revenue Commissioners. 

Please ensure any document you provide includes your PPSN. 

Documents that we cannot accept: CIS Public Services Card.

If you are an employee

  • Signed and stamped Salary Certificate.
  • Your Employment Detail Summary (P60) and 2 of your last 3 payslips.
  • Your personal bank account statements for the past 6 months.

If you are self-employed

  • Your most recent Audited / Certified Accounts (2 years).
  • Six months' recent personal and 6 months' business bank statements.
  • Confirmation from your Accountant:
    • That your tax affairs are up to date or your current year earnings and;
    • That no significant changes have occurred in the business since the date of the last accounts.

If you are a Non Resident Buy–to-Let Mortgage applicant

All applicants will be required to provide acceptable proof of compliance with the €75,000 minimum income requirement. Income may be verified with reference to one or more of the following:

  • Salary Certificate.
  • Payslips (2 of most recent 3).
  • Statement of Taxes (Employment Detail Summary (P60) equivalent or Tax Balancing Statements).
  • Accountants Confirmation.
  • Audited / Certified Accounts.
  • 6 months Bank Statements showing minimum 6 salary credits at the required level.

If you are a Self-Build Mortgage applicant

  • Evidence of your contribution, such as your savings or gift of funds or a site to build on (your mortgage consultant can provide information about what type of evidence you need to provide).
  • An Ordnance Survey Ireland or Property Registration Authority style site map (your construction specialist will be able to help you with this).
