Episode 3 Buyers Bootcamp – Gavin and Aisling

From new-builds to self-builds, when it comes to buying your first home there’s a lot to consider. If you’re struggling to navigate the process, why not check out our new series “Buyers Bootcamp” on Virgin Media Player, as we follow the journey of six couples who are all at different stages of the home buying process.

Episode 3 features Gavin and Aisling who are struggling to figure out the next step in their home buying journey. They are joined by Presenter Darren Kennedy and Buyers Agent Liz O’Kane who take them to view some potential properties in the hopes of teasing out what the best property type is for the couple. From the pros and cons of new-builds to the potential of a fixer-upper property, there are plenty of helpful tips for First Time Buyers throughout the show.

From New-Builds to Fixer-Uppers

When it comes to choosing the right property type for you, it can be difficult to make those tough decisions. If like Gavin and Aisling you’re struggling to figure out what it is that you really want from a property, it may be time to do an old fashioned pros and cons list. Chat to friends and family and learn about their experiences. Do you know anyone that’s recently bought or built their first home, can they share any advice with you from their process? It’s also a good idea to get out there and start viewing as many houses as possible to ensure that you’re making the right decision for you!

At first glance, a new-build may seem expensive but when you take into account the potential savings that a new-build property allows for, you could be surprised at the value on offer. Some new-builds come with a kitchen or bathroom already fitted for example which can cut down significantly on your furnishing costs. You’ll also need to consider the energy savings given your new home will have new windows, doors and potentially even solar panels. Be sure to look up any grants that may be available to you for a new-build and check out all the different fixtures and furnishings that are included in the price. In Episode 3, we see Gavin and Aisling weighing up the pros and cons of a new-build, as Buyers Agent Liz O’Kane takes them on a series of house viewings.

If you’re considering a fixer-upper then you need to take into account the budget that you’ll need to hold back for home renovations. Aside from budget, you also need to consider if you have the time and patience it takes to complete these home renovations. Have a good look around the property and consider bringing in a builder or architect for ideas before you go ahead with any plans to point out any potential issues you may have overlooked.

You need to take on board when you’re viewing a second hand home that you’re taking on someone else’s tastes and therefore you need to budget if you’re planning on changing that in the future”

Changing your Mind

There are so many different factors to consider when buying your first home so it’s understandable to find the process overwhelming. From choosing your ideal location to deciding on the most suitable house type for you, the best thing to do is take your time and explore all the options available to make sure you’re going with the best fit for you.

As you move through your home buying journey, remember that it’s ok to change your mind. When you’re starting out, you may have a particular house type in mind but as you move through the process, try to get out there and view multiple properties so that you can understand the pros and cons of each option and make an informed decision.
